Property Briefing & Walk Through
The property briefing is our chance to discuss your goals, vision, timeline and requirements for the project. I walk through the property with you (and your client if desired) to assess the property together, and we leave aligned on next steps.
I will also make recommendations during this initial visit as to any updates I expect to have a solid return on the investment, and can provide design help in the selection of fixtures and finishes.
Vendor Coordination
Tapping into my network of vendors (or leveraging your preferred vendors), I will schedule and attend walkthroughs with necessary crews: i.e. stager, handyperson, painter, landscaper, floor specialists, cleaners, etc.
Timeline Management
I create a master schedule and coordinate all parties involved to ensure the project is completed efficiently and you hit the market in a timely manner. I maintain a work calendar which is shareable with you and your clients so you know what is happening at your property in real time.
Budget Management
I customize a net sheet with all bids and estimates. Once vendors are hired and we finalize their project specifications, I collect all invoices and verify their accuracy. All final vendor invoices are then provided to you or your client to be paid directly.
Marketing Collateral
I will coordinate marketing vendors like photographer, videographer and floor plan drafter, meet them at the property and guide the sessions.
When the assets come back, I will draft a digital property statement/brochure for you in your brokerage system or Canva, create and schedule an MLS e-blast using the mailing server and mailing list of your choice, and create up to 3 social media posts for you to post across platforms.
On-Site Check-Ins
Throughout the project I monitor each vendors’ progress with frequent check-ins and property visits. I’ll even water the landscaping while I’m there!
I will field any questions from our vendors and solve any issues that may arise.
Once vendors complete their tasks, I walk through the job site with you (or video walkthrough if preferred) to ensure quality and expectations are met.
Copy & Content
We will write your long-form marketing content and property description, ready for you to use on your website, blog, email blasts, etc.
We can create tailored versions of your content ready for additional social media, Top Agent Network, Workplace, Google Business page and any other platforms.
Expert Client Communication
To keep you in the loop throughout the project, I will regularly provide progress photos, updates on timeline and next steps. If any questions from our vendors or issues at the property arise that require a change in timeline or budget, I will promptly relay this to you along with my expert recommendation so we can keep the job moving forward as efficiently and as close to budget as possible.
Data Insights
We will prepare a summary of all marketing performance metrics that you can share with your client to show activity and suggest next steps.
